The Le Mars City Council Tuesday selected Lance Sitzmann Real Estate, of Le Mars, to sell city properties. The council action also directed city staff to negotiate the final listing agreement with Lance Sitzmann Real Estate.
Shane Sitzmann, of Lance Sitzmann Real Estate, thanked the council and said he, Lance and Patty Sitzmann were looking forward to working with the city.
"The partnership with the city is a fantastic opportunity to get the city of Le Mars real estate sold," said Shane Sitzmann.
Le Mars City Council members Delana Ihrke and Ken Nelson and city staff reviewed proposals for city real estate sales from Lance Sitzmann Real Estate, JRE Property Pros and Jan Wagner Real Estate, all of Le Mars, before making the decision.
Ihrke welcomed the Sitzmanns to their marketing work.
"Congratulations to the Sitzmanns for taking this over and I also want to thank Roger Athens for the work he has done for the city in the past," Ihrke said.
Roger Athens, of Athens Real Estate, of Le Mars, had represented the city in real estate marketing for several years.
Athens did not submit a proposal when the city contacted the members of the Plymouth County Board of Realtors to determine interest in representing the city for sale of its property.
Mayor Dick Kirchoff said he agreed with Ihrke's comments congratulating the Sitzmanns and offered what he said was a final comment about the sale of the city property.
"Just get 'er done," he told the Sitzmanns.
The real estate firm is in the fact-finding and market strategy phase of its work to sell the city properties, Shane Sitzmann said.
"Each property is unique and we'll have a unique listing agreement for each property as we move forward," he said.
He also suggested a few council members and city staff go with the realtors to each of the properties for sale to help the realtors come up with the best marketing strategies.
In a proposal to the city, Lance Sitzmann Real Estate stated technology has taken real estate to a new level. The business's proposal indicated 85-90 percent of the population starts its real estate search on the Internet.
"We would be able to put our technology strategies to work on the city's behalf," the proposal said.
City real estate listed for sale includes three buildings on the former Westmar University campus, owned by the city since the college closed in November 1997.
Buildings, asking price and minimum realtor's commission are:
* Kime Science Center, $50,000, $15,000
* Charles Mock Library, $40,000, $12,000
* Centennial Dormitory, $30,000, $9,000
Lance Sitzmann Real Estate's listing agreement submitted to the city agreed with the minimum realtor's commission for the Westmar buildings and proposed a 6 percent commission for other land currently being offered for sale.
Other city of Le Mars real estate available for sale includes:
* Industrial land along Plymouth County road C-38 known as Le Mars Industrial Park-South Addition at an asking price of $30,000 an acre
* Excess land near the Le Mars Airport priced at $25,000 per lot for the area adjacent to Holton Drive, $50,000 per lot for the area adjacent to Airport Road and $100,000 per lot for areas adjacent to Business Highway 75.
City listings with the real estate business are for one year, through April 1, 2013.
